Construction

AI for construction, contracting and MEP companies in Dubai

Faster BOQs. Fewer silent errors. Sites that report themselves.

In short

Social Bubbles builds AI around how contractors actually work: BOQ and BOM takeoff from drawings, tender red-flag reviews, RFQs and quote levelling, WhatsApp site reporting, WIRs and IPCs. Your estimators and QS keep the judgement; the AI does the reading, measuring, compiling and chasing. We start with a one-week pilot on one of your past tenders.

What we build

Eight suites, one platform

Fifty automations across eight departments, combined into eight suites on one shared data spine. You are never buying fifty systems; you start with the suite that hurts most and grow from there.

01

Tender and Estimation Suite

Tender analysed, BOQ and BOM drafted from drawings, rates from your own history, scope checked, method statements written, deadlines tracked.

02

Procurement and Inventory Suite

RFQs from the BOQ, quotes levelled, requisitions turned into POs, deliveries matched at the gate, wastage controlled, invoices 3-way matched.

03

Drawing and Document Intelligence Suite

Revisions compared, site photos checked against drawings, RFIs drafted and chased, specifications answering questions.

04

Site Operations Suite

WhatsApp site reports, photo-verified progress, manpower and productivity, look-aheads, delay logs, pour scheduling and fleet.

05

QA/QC and HSE Suite

WIRs and MIRs generated and chased, submittals gated, NCRs closed with evidence, test certificates filed, handover dossier built as you go.

06

Commercial and Finance Suite

IPCs on day one, variations caught in time, receivables chased, retentions and guarantees tracked, live margin and cash flow.

07

Workforce and Compliance Suite

Visa and labour card expiries, prequalification packs, timesheets to WPS payroll, engineers and foremen shortlisted.

08

Growth Suite

Tender radar, repeat-client nurture and company profiles tailored per sector.

09

MD Command Center

One WhatsApp line for the owner: any site's status, any client's balance, any registration expiring, answered in seconds.

Tender to final account

How a tender moves through it

STAGE 1

Intake and tender study

Every file unpacked and identified from its title block; the governing revision of each sheet elected; missing documents drafted as requests.

STAGE 2

Red flags and queries

About 40 named checks find gaps and contradictions; each becomes a numbered finding and a consultant-ready technical query.

STAGE 3

Bid or no-bid

Contract terms scored for LDs, retention, payment cycle and bonds, compared with your own history, in one recommendation memo.

STAGE 4

Bill of quantities

Your format, every line with its formula, source sheet, revision and confidence class. Unmeasurable scope is marked, never guessed.

STAGE 5

Bill of materials

Quantities exploded through your consumption norms into purchase units, reconciled both ways with the BOQ.

STAGE 6

Addendum and revision watch

A new addendum re-runs only what it touches and returns a delta bill with old and new quantities.

STAGE 7

Procurement

Trade-package BOQs and RFQ packs; quotes normalised and levelled like for like; every rate saved to your library.

STAGE 8

Award and beyond

Variation pricing packs, claims and EOT evidence files, and remeasurement through to final account.

212issues surfaced and 165 queries drafted

From a delivered takeoff engagement, client anonymised. On a representative mid-size building tender, estimating effort falls from about 35 estimator-days to about 7; your parallel run sets your own numbers.

Our method

How we work

Diagnose, prescribe, build and adopt. Fit over hype at every step.

Diagnose

A free 30-minute call, then a structured look at how the work really happens today and where time and money leak.

Prescribe

We rank the fixes by return and effort and agree what the system will do and the numbers that prove it works.

Build

We build and connect it to your tools, then pilot it on real work before your customers see it.

Adopt

We train your team, track the agreed numbers every month and keep improving the system as you grow.

Common questions

AI for construction: questions owners ask

Does AI replace our quantity surveyors?

No. AI reads and labels, fixed formulas count and compute, and your QS signs off. Estimator effort moves from preparation to verification.

How accurate is the takeoff?

On a live tender, concrete and formwork came within ±3% and rebar within ±5% of the client's own issued bill, re-derived independently. A pilot on your past tender shows your own numbers.

Will it use our BOQ format and rates?

Yes. Your sections, numbering and layout, with your consumption norms, wastage and lap policies signed in once.

Can it review FIDIC-based contracts?

Yes. The tender review lists retention, liquidated damages, bonds, payment terms and FIDIC deviations, each with a page reference.

What happens when an addendum arrives?

Only what it touches is recomputed. You get a delta bill with old and new quantities, usually in about an hour.

Is our tender data kept confidential?

Yes. NDA first, processing on controlled machines, and deployment in an in-country cloud or fully on your premises. One client's drawings never meet another's.

Can our foremen keep using WhatsApp?

Yes. They send voice notes and photos as they do now, in Hindi, Malayalam, Urdu or English, and the AI compiles standard daily reports.

How do we start?

With a one-week pilot on one of your past tenders, under NDA. You see sample outputs from every stage before committing to a build.
